Every fall, we hear the same thing from sellers: "Should we just wait until spring?"
It's a fair question. Between Thanksgiving menus, school concerts, and travel plans, listing a home can feel like the last thing you want on your calendar. But after years of helping families across Greater St. Louis and Southern Illinois, we've learned something worth sharing: the buyers who show up in November and December are some of the most motivated buyers of the year.
Why holiday buyers mean business
Nobody tours a home on a cold Tuesday evening just for fun. The people out there right now usually have a reason, and a deadline to go with it:
- Relocations and job changes. Many corporate moves are timed around the new year, and those buyers need a home soon.
- Year-end planning. Some buyers want to close before January 1 for tax or financial reasons. (Always check with a tax professional on what applies to you.)
- Families who want to be settled by January. Moving mid-school-year is easier when kids start the new semester in the new house.
- Less competition for their attention. With fewer homes on the market, a well-prepared listing stands out.
In short: fewer lookers, more buyers. That can be a very good trade for a seller.
Make your home feel like a warm welcome
Winter showings are all about feeling. Buyers walking in from the cold should want to take their coats off and stay a while.
1. Light it up. It gets dark early in November, and a lot of showings happen after work. Turn on every light, swap out any dim bulbs, and make sure your porch light and walkway lighting work. A glowing front entry is the best first impression you can give.
2. Set the temperature. Keep the house comfortably warm, not sweltering and not chilly. If you have a fireplace, a tidy, lit fire (when it's safe and your agent says it's okay) is hard to beat.
3. Keep the holiday decor classic and light. A wreath on the door, a simple garland, a few twinkle lights, and maybe one tree. That's plenty. Too many decorations can make rooms feel smaller and distract from the home itself. Think "cozy," not "North Pole."
4. Show off the cozy spots. A reading corner with a throw blanket, a dining table set for a gathering, a clean, bright kitchen. Buyers imagine their own holidays in your home, so help them picture it.
5. Don't forget curb appeal. Clear the leaves, keep the walkways free of ice and snow, and tidy up the porch. A swept, welcoming entrance tells buyers the whole house has been cared for.
Be flexible with showings
Holiday schedules are busy for everyone. The more flexible you can be with showing times, including evenings and weekends, the more buyers will see your home. We know it's a hassle to leave with the dog at 6 p.m. on a Wednesday, but one extra showing can be the one that leads to an offer.
Price it right from day one
Because serious buyers are shopping, the price needs to be right out of the gate. Overpricing and hoping to adjust later can mean your listing goes stale just when buyers are paying attention. A local market analysis can help you set a number that's confident and competitive for your neighborhood, whether you're in Kirkwood, Webster Groves, South County, or across the river in Southern Illinois.
Don't forget the St. Louis winter checklist
Before you list, take care of the little things that winter inspections tend to catch:
- Have your furnace serviced and change the filter
- Clean gutters and check downspouts
- Check for drafts around windows and doors
- Insulate exposed pipes
- Make sure the driveway and steps are safe in freezing weather
A home that's clearly well-maintained gives buyers confidence, and gives you leverage in negotiations.
So, should you list now or wait?
The honest answer is: it depends on your goals, your timeline, and your home. Spring brings more listings and more buyers. The holidays bring fewer of both, but often more urgency. The right choice is the one that fits your life.
That's where we come in. If you're curious, we're happy to walk through your home, talk about what buyers in your neighborhood are looking for right now, and help you decide whether listing now or in the new year makes the most sense. No pressure, just honest advice from two people who love this community.
