Why would a Mediterranean fast-casual chain led by the guy who built Panera pick a shopping center at Manchester and Ballas over anything closer to the Delmar Loop or downtown? That's the question sitting behind the construction fencing you've probably driven past a dozen times this summer without really registering what's going up behind it.
Cava, the chain chaired by former Panera and Au Bon Pain leader Ron Shaich, opened its very first St. Louis-area restaurant in Cottleville back in April. Its second went to Des Peres Corners, the Schnucks-anchored center at 12340 Manchester Road. Not Clayton. Not the Loop. Des Peres. And Cava isn't even the most interesting arrival there this year.
The Corner Two National Debuts Chose Over Downtown
Commercial leasing records for Des Peres Corners list Cava alongside Dave's Hot Chicken and the fitness studio barre3 as tenants of the same Schnucks-anchored property. KSDK's reporting on the Cava filing noted the center would soon house one of the first St. Louis-area locations of Dave's Hot Chicken, the Nashville-style fried chicken chain that has been expanding market by market rather than blanketing a metro all at once.
That's two brands making an early move into St. Louis, and both picked the same suburban corner instead of the trendier corridors that usually get first crack at a market debut. If you've assumed downtown or Clayton always gets the first look, this year is quietly proving otherwise.
One Address, Two Suites, Two Different Debuts
Here's the detail that made me double check the paperwork. Sourdough & Co, the fast-casual sandwich chain, filed to open at 12340 Manchester Road, Suite B. Same building. Same address as Cava, just a different door.
The Mitchell family, who hold the St. Louis County franchise rights, told Sauce Magazine they discovered the sandwich concept while traveling in Arizona and were aiming for a mid-August opening at Des Peres Corners as their first location. Fox 2's reporting on the rollout confirmed the same mid-August target and added that a second Mitchell-family location is planned for Heritage Plaza in Creve Coeur this October, with a separate St. Charles County franchise group opening its own first location around the same time near Mid Rivers Mall. Given that today is the 24th, if you haven't stopped in yet, you're not early anymore. You're just late.
Toastique rounds out the center's newer additions. The health-focused café is taking over the old Jimmy John's spot at 1090 North Ballas Road under owner Aija Haizel, whose background is in health care and who told the Webster-Kirkwood Times the menu would lean into nutritious, organic offerings like avocado toast, smoothie bowls, and cold-pressed juices.
What's Open, What's Still Behind Glass
Between permit approvals, groundbreaking, and actual doors opening, it's easy to lose track of what you can walk into today versus what's still just a sign on a storefront. Here's where things stood as reporting and city filings left them heading into late August.
| Business | Address | Status |
|---|---|---|
| Sourdough & Co | 12340 Manchester Rd, Suite B | Targeted mid-August opening |
| Toastique | 1090 N. Ballas Rd | Permit approved, opening date not yet set |
| Cava | 12340 Manchester Rd | Construction underway, opening later this year |
| Dave's Hot Chicken | Des Peres Corners | Confirmed tenant, opening not yet announced |
| barre3 | Des Peres Corners | Confirmed tenant |
| Cheesecake Factory | 17 West County Center | Opening later this year |
The city of Des Peres keeps its own running list of what's been approved and where construction stands, which is worth a look if you want the most current word before you plan a lunch run.
Restaurant Village Gets a New Anchor
The Des Peres Corners cluster isn't the only kitchen renovation happening nearby. Over at West County Center, the Cheesecake Factory is set to occupy 17 West County Center, in the section the mall calls Restaurant Village, in the space that used to be McCormick & Schmick's. The Webster-Kirkwood Times reported the move alongside the Des Peres Corners permits, framing it as part of the same general wave hitting this stretch of Manchester Road at once rather than a coincidence of separate landlords making separate decisions.
It's also not the first time this particular pocket of Des Peres has pulled in a concept built around something other than a standard menu. Circle 7 Ranch, the taphouse known for letting guests pour their own beer at the table with personal table taps, opened its second location a short drive away at 11769 Manchester Road in Des Peres Commons Plaza. The corridor has had more than a year to develop a taste for concepts that do something a little different from the plaza next door.
Why the Rooftops Win Over the Skyline
None of this is really a coincidence once you think about how a national chain actually picks a second or third market location. They're not chasing skyline recognition. They're chasing an anchor tenant that already proves steady foot traffic, a rooftop count in the surrounding subdivisions, and an intersection that feeds more than one direction of daily errands. Des Peres Corners has carried a Schnucks for years, which is exactly the kind of built-in traffic pattern a newer brand can borrow from before it has any name recognition of its own.
That's the quieter version of the story here. It's less about any single restaurant and more about what it says when three or four brands, independently, run the same math on the same half mile and land on the same answer.
What This Means If You Already Call This Home
You don't need any of this to decide where you live. You already do. What changes is your Saturday. A year ago, trying something new near Manchester and Ballas usually meant driving to Clayton or Chesterfield. This month it might mean walking two doors down from wherever you already park at Schnucks.
If you want the freshest word on what's actually taken its first order versus what's still framed out behind paper on the windows, the city's own developments tracker updates as permits move, and it beats guessing from the parking lot.
We're not in the business of telling you where to eat lunch, but we do pay close attention to what's changing in the neighborhoods we work in, because it usually says something about where people want to be. If you're curious what a shift like this does to home values nearby, or you're just weighing your own next move, the team at Chris & Kait Real Estate Team is always happy to talk it through over coffee, ideally not the kind that requires a construction detour to get to.
